Warning Signs

Does This Sound Familiar?

Your electrical system is trying to tell you something. If any of these are happening in your home, don't ignore them — most are symptoms of a deeper issue that won't fix itself.

Lights flickering or dimming — randomly, or every time you turn on an appliance.

Circuit breakers that keep tripping — the same breaker trips repeatedly even after resetting.

Outlets or switches that stopped working — no power but the breaker looks fine.

A burning smell near an outlet, switch, or panel — a potential emergency; don't ignore it.

Outlets or switches that feel warm or hot — should never feel warm to the touch.

Buzzing, crackling, or humming sounds — from outlets, switches, fixtures, or the panel.

Small shocks when touching switches or outlets — a sign of a grounding or wiring problem.

GFCI outlets that trip and won't reset — losing shock protection in wet areas of your home.

Burning smell, sparking, or hot outlets? These can be electrical emergencies. If it's safe to do so, turn off the affected circuit and call us at 778-302-7060. If you see smoke or flames, evacuate and call 911 first.

Common Problems

What We're Called In For

These are the most common electrical problems we diagnose and repair across Greater Vancouver. Each one has real causes — and each one has a proper fix.

Very common

Flickering or Dimming Lights

Can be as harmless as a loose bulb — or as serious as loose wiring connections that generate heat and cause fires. Flickering when appliances start often points to overloaded circuits or an undersized panel.

Loose connections are a leading cause of electrical fires in BC homes. Don't assume it's just the bulb.
Most common call

Circuit Breakers That Keep Tripping

A tripping breaker is protecting your home from overloads, short circuits, or ground faults. The danger is forcing it to stay on without finding the cause. We identify whether the circuit is overloaded, has a wiring fault, or the breaker itself has worn out.

Repeatedly resetting a tripping breaker without fixing the root cause can lead to arc faults and fires.
Often a quick fix

Dead Outlets or Switches

No power at an outlet even though the breaker is on? Most often it's a tripped GFCI outlet upstream, a loose wire connection, or a burnt outlet. One failed connection can knock out multiple outlets across different rooms.

Check all GFCI outlets (Test/Reset buttons) in bathrooms, kitchen, garage, and outdoors before calling — one tripped GFCI can cut power to a whole circuit.
Emergency

Burning Smell from Electrical

An acrid or plastic burning smell from an outlet, switch, or panel is a potential emergency. It indicates overheating that can lead to a fire inside your walls. Turn off the affected circuit if safe to do so and call us right away.

Do not ignore a burning smell. If you see smoke or flames, evacuate and call 911 first.
Fire risk

Warm or Hot Outlets & Switches

Outlets and switches should never feel warm to the touch. Heat means resistance — from loose connections, overloaded circuits, or deteriorating wiring. This can escalate to arcing and fire. Stop using a hot outlet immediately and have it inspected.

Heat at a receptacle or switch is a warning sign, not a minor inconvenience. It needs professional attention.
Arcing risk

Buzzing or Humming Sounds

Buzzing or humming from outlets, switches, fixtures, or the panel usually points to loose wire connections, an overloaded circuit, or a failing device. Loose connections generate heat and can cause arcing — a fire hazard inside your walls.

A properly functioning electrical system is silent. Buzzing is a signal — not background noise to tune out.
Safety device

GFCI Outlets That Won't Reset

A GFCI that trips and won't stay reset is detecting a ground fault — it's working correctly. But until it's fixed, you've lost shock protection in a wet area, and it may have cut power to multiple other outlets in your home.

If you can't locate or reset the tripped GFCI, we can trace the circuit and restore protection safely.
Needs investigation

Partial or Full Power Loss

Power out in several rooms but no breakers are tripped? Or only some outlets on a circuit work? This can point to a loose neutral connection, a failed breaker, or an issue at the main service — all require professional diagnosis. Partial power loss can also damage electronics.

Partial power loss that bypasses breakers is a panel or service issue — avoid running high-draw appliances until it's diagnosed.
FAQ

Common Questions

Troubleshooting service calls are billed by the hour plus materials. The total cost depends on how long the diagnosis and repair take. We always provide a clear repair quote before any work begins — you'll know exactly what you're approving.

Simple issues (a tripped GFCI, a loose connection, a failed outlet) are often diagnosed and fixed quickly in a single visit. Complex or intermittent faults take longer to trace. Contact us and describe your symptoms — we can give you a better idea of what to expect before we arrive.

Brief dimming when a large appliance starts (like an air conditioner or fridge compressor) is often normal — big motors draw a current surge at startup. However, significant or frequent flickering is a sign your electrical system is struggling. Common causes include:

  • Loose wire connections at the outlet, fixture, or panel
  • An overloaded circuit
  • An undersized panel for your home's current load
  • A problem at the main service connection

Loose connections are especially important to address — they generate heat and are a leading cause of house fires. If flickering is frequent or getting worse, book a diagnostic visit.

Don't keep forcing the breaker to reset. A tripping breaker is protecting your home — it's telling you something is wrong. The most common causes are:

  • Overloaded circuit — too many devices drawing more current than the circuit can handle
  • Short circuit — hot and neutral wires touching, usually from a damaged cord or wiring fault
  • Ground fault — current leaking to ground, often from moisture or damaged insulation
  • Worn breaker — older breakers can fail and trip under normal loads
  • Arc fault — damaged wiring causing arcing inside your walls

Short circuits and arc faults are particularly dangerous. Call us to diagnose the root cause — don't just reset and hope for the best.

The most likely causes:

  • Tripped GFCI outlet upstream — one tripped GFCI can cut power to multiple outlets, even in different rooms. Check all GFCI outlets (the ones with Test/Reset buttons) in bathrooms, kitchen, garage, and outdoors. Press Reset firmly on each.
  • Half-tripped breaker — some breakers trip to a middle position that isn't obvious visually. Try switching it fully off, then back on.
  • Loose wire connection — a wire has come loose at the outlet, in a junction box, or at the panel
  • Failed outlet — the outlet itself has worn out and needs replacement

If resetting GFCIs and the breaker doesn't restore power, it's likely a wiring or connection fault — give us a call.

They can be. Occasional dimming when heavy appliances start up is generally normal. But persistent, frequent, or worsening flicker is often caused by loose electrical connections — which generate heat and are a leading cause of electrical fires in Canadian homes.

If flickering happens without any appliance starting, affects multiple rooms, is getting more frequent, or comes with any buzzing or burning smell, schedule a diagnostic visit. Don't assume it's just the bulb.

Treat this as a potential emergency:

  • Stop using the outlet or switch immediately
  • Turn off the circuit breaker for that area, if you can safely reach the panel
  • Do not plug anything back in or reset the breaker
  • Call us for urgent service — 778-302-7060

If you see smoke, flames, or the smell is coming from the panel itself — evacuate and call 911 first.

A burning smell from electrical components always indicates overheating. It can escalate to a fire inside your walls, sometimes well after the smell appears to have gone away.

Minor repairs typically do not require a permit — replacing a failed outlet, tightening a loose connection, or swapping a breaker are generally routine repairs that don't trigger a permit requirement.

Work that typically does require a permit includes adding new circuits, replacing or relocating the electrical panel, modifying existing wiring, or any work on the service entrance. In BC, permitted electrical work must be inspected by TSBC or your city's electrical department — Vancouver, Burnaby, Surrey, and several other municipalities have their own inspection departments rather than using TSBC directly.

We handle all permit applications and inspection coordination for work that requires it — you don't need to deal with the paperwork.

In BC, homeowners may perform certain electrical work in their own principal residence under the BC Safety Standards Act — but the rules are specific, the work must still comply with the BC Electrical Code, and some of it may still require inspection.

More importantly: electrical troubleshooting without proper training and test equipment is genuinely dangerous. Diagnosing faults in live circuits, working in panels, and tracing intermittent problems carries real risks of shock, arc flash, and fire. DIY electrical work can also affect your home insurance coverage if something goes wrong.

For anything beyond resetting a breaker or a GFCI outlet, we recommend calling a licensed electrician.
